How can I leverage my real estate license for multi-family deals?
6 November 2019 | 14 replies
I hung my licence before with companies (and they were not even considered to be a small outfit, but rather well known) and they didn't even provide a LoopNet subscription for their agents, let alone CoStar.I know... it's like a jungle sometimes... lol.

Do I need a mortgage loan originator?
6 May 2019 | 14 replies
Ben, This is a quote from https://barneswalker.com/seller-financing-restrictions-under-the-dodd-frank-act/A lease option contract where an owner rents out residential property to a tenant and gives the tenant an option to purchase the property after a specified period may also be subject to the new Dodd-Frank Act, if any of the rental payments are used as a credit toward the purchase price or create ownership equity in the property. As you describe your 'rent to own' it would fall under this rule.If you use part of the payment for the purchase of the home, or extend credit for such purpose you fall under Dodd Frank.So- my best guess answer to your question is if you are doing rent to own, you need the licence.

Help with brick chimney spalling

Hi Marcus,If it were mine, I'd hire a property inspector (like when you buy a home) vs having a tradesman do the inspection and see what he says.If it needs to be fixed, I'd get at least 3 bids from contractors who do this work for a living (state licenced brick masons) with (workman's comp insurance), and get 3 recent references from each one of them.

@Jesus Pena I recommend getting in touch with investors in your area, or perhaps a licenced home inspector to see what needs to be done.

Are Home Inspections required to be performed by a Home Inspector
16 January 2016 | 9 replies
But if you are paying the person doing the inspections, they may need to be licences, since they are offering services that appear to be controlled in your area.If you find issues, it depends on what you are trying to do.
