While a mentor is helpful, I don't think these coaching programs can dedicate enough time to individual students to provide that.

A tiered system works well: reward individual performance (e.g., quick work order completion) and team-based success (e.g., overall portfolio stability or income growth).Be cautious when setting pay expectations.

Yes you partner with them on the individual deal but you get the reps in to become better at watching a deal from start to finish. 

You mentioned that you are not a W-2, but that is not the only status of income producing individuals. 

I use the individual stackable units when I have space restrictions.

Some of these new age syndicators are raising money in incredibly small amounts and I believe are intentionally pursuing these smaller dollar amounts because of the unsophisticated individual behind those dollars.

I think the thing you have going for you is your religion; you have to know some other folks of your faith and where you can find like-minded individuals.
