We had a few that didn't qualify who had hoped to get out of the city & they also mentioned their respective rents were being raised much higher.For a couple of the more expensive apartments we throw in access to our high speed internet as the tenants work from home.

I was particularly interested in accessing Conventional Financing for the both of us, having my cousin only applying for the loan meant only his income would be assessed for borrowing capacity and therefore the size of the loan we could potentially borrow would be limited.

Samantha M. like people are saying age determines the amount of risk but some young people aren't risk takers and some older ones are.If you are older you should have some assets so leveraging the 150k shouldn't be a problem because you probably have more than that in accessible liquid assets.

@Xing - I saw a few investment mountain properties near Bass Lake , here in Ca. that are rented every weekend / week during the summer , but is inaccessible during winter so it can only provide income for about 4 months out of the year - As an investment it would be nice to find something near a lake and ski lift so it could be rented out all year.My wife and I have thought about that in the past - buy a vacation property that doubles as an income generator - but we usually focused on looking at beach properties in so cal since it's such nice weather all year long in so cal :) - I have literally played in the water in shorts on Christmas day at Newport Beach.thanks for the input - I think I'm going to do some research and write a blog about my findings

I have to deal with this all the time as I don't do Sec8 or Pets.A quick google search looks like you maybe ok - "Fair Housing Law State and Federal laws provide “fair housing” protections for certain populations to prevent discrimination in access to housing.

I am not sure I understand your question.If by RE Agents you mean realtors, they have a leg up on the other investors, for having mls access and often more experienced in accessing values houses, but usually they don't have a lot of cash and that counts against them.
