I bought my 10 unit from Craigslist 6 years ago.. it's a needle in a haystack.

Why would an agent take time to find a "deal" aka a needle in a haystack to make a 3% commission?

@Tim Kaminski there might be a credit union or bank out there still willing to do it, but it will be like trying to find a needle in a haystack, and may not even exist anymore. 

I was looking for deals in Dundee when I first arrived in Omaha, but things changed so now I am looking at Benson because prices are more reasonable and cash flow is better.I should mention that I buy off the MLS, so my strategy involves sitting around waiting for that needle in the haystack to come on market, then being one of the first people to make an offer.

Occasionally folks will find a needle in that haystack, but it typically requires extensive market knowledge.

I'm sure its at the bottom of one of those piles, which will literally be like finding a needle in a haystack. 

I am just trying to find the needle in the haystack before I approach anyone.

However, finding these is like a needle in a haystack and then they will likely be bid up for far more than the HOA lien amount.
