My advice would be to shop for a PMC as an employer the same way you would if you were a landlord. 

I am not sure what companies are quoting you, but you should shop more.Make sure to have the location of where is showing the cracks so you can get a more accurate repair estimation.I have some contractors that I can recommend.

My bank tends to have more restrictions than others, but this hopefully helps as you shop around.

Adding the ex to the title could trigger gift tax implications, so keeping it simple is best.

So if your rate did go up it would limit you on being able to shop.
