Don't mix the two, it's like fire and gasoline, not good.If you decide to go MF, you would need to consult a contractor familiar with the city code enforcement folks to advise you on the costs for conversion.

I have the renovations experience, though i'd probably have contractors do most of it since i travel (i.e. drywall or the counterpart for mobile homes, electrical, etc.)

You don't have to use each card all of the time - just twice per year will keep them active (maybe lunch on your birthday and a tank of gasoline some other time during the year).
