There are literally thousands of small landlords suffering in silence because their loss of thousands/tens of thousands isn't enough money to hire a good lawyer to take on the state, yet their savings, years of hard work is being decimated.  

ya the debate over Debt V Equity etc is a constant one you have math.. and those that are spread sheet junkies and look at returns in % to the 3rd decimal tend to focus on max leverage refi till you die.. 

Worst still, entire industry models' are getting decimated in mass, cinemas is one example.At this point, only saving grace for people like me and 'others' I talk to on an honest basis is our low leverage.

I live in Monterey County and besides the massive forest fires, mud slides that literally wipe out entire sections of highway and decimate whole communities, and of course the occasional earthquake, it's a lovely place to live.  

And the fires of the last 5 years have really decimated a good part of the county.. 

Hello, I've been using the rental calculator for more than a year and love it but noticed today, when you enter the interest rate on the loan details, it doesn't let you put a decimal point.
