What about with adding granite countertops?  

Pretty good laminate countertops already in home.  

We purchased another house and are finishing remodeling it and have about 20k left to spend to finish and move it (cabinets and countertops) and this will be our primary residence.  

Full rehab-paint, flooring, granite countertops, added bathrooms What was the outcome?

Take just deciding on how far you rehab a house…”Do we really need granite counter tops in the rental?”

If you install a roof, furnace, HW tank, windows (as needed) and all cosmetic, LVP, vanities, countertops ect, where will 500 a month come from? 

Aside from possibly replacing items that upgrade your property value for 3+ years (appliances, countertops, etc) I would not offer any kind of upgrade.

When I ran rental comps on Class A, theoretically I could have raised the rent 12 to 15% but I don't have an upgraded kitchen and bathrooms with granite countertops, new cabinets and new LVP floors).

Some cases we are doing light renovations such as adding new kitchen cabinets and granite countertops.

At your resale price point of $1.3, you'll likely need medium-to-higher end finishes, at least in some areas of the home (appliances, flooring, countertops, etc).
