One of my friends uses comped quarterly cleaning as their inspection day and trains the cleaners to take photos and videos of everything.

Simply deducting prorated rent from the deposit is simple and clean and hard for them to argue since they communicated this schedule to you and that the property wouldn't be ready to turn over to you until the cleaners were complete.

The overall experience was ok, I think the Morris group realized that partnering with new construction groups is a cleaner approach rather than selling dilapidated properties and trusting rehab teams to remediate the property in earnest.

Then you also have it for the cleaners as needed.Then I would schedule some time for you to head over and do a full deep clean on the carpets yearly if they don't get messed up in between.

Btw, about the need for rehab, I'm talking about what I think should be fairly straightforward things, like replacing carpeting, repairing drywall, but not a complete gutting and remodeling.
