I so very much want to put an offer on the property and I've estimated some costs, but would like to get some calibration from other landlords/homeowners.The owner pays:Heating for 2 units (a 2 BR/3 BR) - I estimate this to be $1200 per year ($600 for each unit)Common electric - Assuming $600 per year ($50 per month)Water - Assuming $1800 per year ($150 per month for both units)Sewer-  Assuming a flat charge, but unsure, assuming $600 per year for the propertyGarbage - Not sure if there is a garbage cost in NJ, but assuming $500 per year for the propertyI have other expenses already lined up, e.g.

I'm sure CA has a high calibre of tenants but I am certain there are still people within that market who may not have a 700 credit score but that doesn't mean that they would be bad tenants.

@Gerald Lunetta I'm still green on the subject on septic systems so this is a guess at best, but it seems like this could be a non-calibrated setting on the pump that pulls the water up to the sprinkler head, or a missing part on the sprinkler.

Also, filtering for split and dividend impacts gives no data on this site - also indicating to me that it's already considered.So... yes, I believe that the returns calculated include dividends, splits, and appreciation.I'm happy to have a cross-calibration if you've ever seen similar analysis.
