I think the best education would be to reach out to owners doing short-term and mid-term rentals on Airbnb and Furnished Finder to see what they are getting.

In fact, I would want to go even lower because there's a very good chance some damage is hidden and costs will run higher than anticipated.If you aren't experienced, I recommend you just buy the good apple. 

Schools aren't as solid as gwinnett so tenants tend to be less sticky.From a duplex perspective - 2/1 units lease up very well in the outer markets like Cartersville, Douglasville, Newnan ect.

Does anyone have any info they can share about investing in properties that have had unpaid taxes for a long time but aren't on the sheriff's auction or resale list?
