I think bad actors will always be around, there is a need for some consumer protection, but I think regular laws can do this.

Clearly, the Mexican government and other actors have learned their lesson and are investing resources to make sure that this doesn't happen again.

The liability comes where you did a liable act or failed to an act when you should have. 

I should have been buying houses like they were candy bars when they were super cheap, and then worried about heavy rehabs and slowing down when prices (and rates) rose.

He knows that area well and that would be my first stop .Secondly there were some pretty bad actors selling US props to Aussies back in 2011 to about 2016 when the exchange rate was so favorable to Aussie dollar.. but so man Aussies got totally ripped off paying 2X 3X 5X over the actual values of the properties..

It’s what franchising industry would have looked like if they’d hadn’t chosen to self regulate and get rid of the “bad actors”. 

Yes there are a lot of bad actors out there doing the free seminar thing.

No sense in rotating them for newer homes so I can die with a bunch of 30 year mortgages and little cashflow. 

Yes, let's keep this non-political but let's also not forget that there are plenty of bad actors coming here within the masses of 'people just looking for work'....
