Plenty of times $ are not in the contract...so when you agree with the seller for sale of $300,000, they think that is what they are netting, when there could be charges of title insurance, surveys, lender required repairs, prorated taxes, escrow fees, etc.

We'll consider both, usually a midterm rental would have history of rent, however you mention it doesn't, so we'd use an appraisers market rent survey.

The best route is using licensed foundation companies and engineers to conduct work surveys to determine what needs to be done and then having that work done by licensed companies with warranties.

If you buy a polluted property, it's highly likely that the cost of cleanup is yours.I've represented a few gas stations in Massachusetts, so from experience I can tell you that you'll need a current environmental survey.
