Multiple times I was called over to fix doors that had been pulled off the hinges, Outlet covers that had been pulled off and broken, towel rods and toilet paper holders pulled off of walls, stuff put down the drains causing back ups.

Just for arguments sake, would you write a policy without having researched the TITLE at the RoD/Clerk's office?

They are quite similar but do have some obvious differences.Most title insurance companies have resources online but currently I think Stewart Title has the best publicly-facing database of information about how these policy forms (and requirements, exceptions, endorsements, etc.) and local laws all interact at Virtualunderwriter.com.

I was going to replace with new verticals blinds but am now thinking a curtain rod would be cheaper or panel blinds would be more attractive.
