A few hundred bucks (if that) spent on Etsy or Ebay picking up items that fit the theme of your area, such as horse shoes and spurs for a desert property, goes a long way.

Maybe I just got a horse-shoe up my wazoo but so far, batting 1000 after a few years into it. 

Fire pits, cowboy tubs, hot tubs, horse shoes, a nice telescope, pool, etc.

From a speculative play Waterloo and Golden Horseshoe area probably a safe bet long term simply due to big tech being so close

Best short term rental demand would be near Osage beach, Lake Ozark, Horseshoe Bend Locations.  

This isn't a game of horseshoes where close counts.In general, the answer is NO.  

If they you're going to do right by their childhood home or empty lot where they used to drink beer and throw horse shoes you're a lot more likely to get the deal then someone who just came off the street with a checkbook.
