Vacation rental home in Cathedral City, Desert valley, South CA

Fellow investors/Land Lords,

I am exploring a SFR (with pool and no HOA) to purchase that is listed on MLS in Cathedral city, close to Palm Springs.

It's a standard sale. I am looking to rent it out either for standard renting/vacation renting.

Any one who is already investing in this area - can shed some light ? pros and cons ? etc..

Cathedral City would do well as a long term rental. It would not do so well as a vacation rental property. CC has lot of crime.  If you are considering vacation rental Palm Desert, La Quinta and Indio do very well.
