@Zach Denny - I agree - chances are the institutional lender won't be comfortable with an owner-financed 2nd and 100% combined loan to value.

But I generally don't find that clients need to spend that much money on the process when some simple coaching can make them comfortable in their search.

Get out of your comfort zone.

Very easy to get pulled into a bad property or an area you’re not comfortable with by listening to the wrong people.

Sometimes I have to show clients the math for them to get comfortable with it. 

I highly regret not being further ahead of where I am currently financially to where I could provide more comfort to those I care about during their vulnerable times in their life.You see, wealth is not just about you.

In my experience, allowing these professionals to guide you can be highly beneficial, as they are likely to recommend properties they would be comfortable managing.

Get comfortable with a certain degree of uncertainty but still take action.
