If you are an agent, or have a friend who is, taking the short sale listing is the safest pay day here.

I am dead serious when I say if you're making decisions based on even just 12-months of DMM you could totally be missing your pay day.

Things definitely aren't as bad as they were back during the recession, but a HW Tank is still an easy payday with very little effort, if someone thinks there's no chance of getting caught.

They also pay 18% on there cars and get pay day loans.

With flipping you also pay higher taxes since it's considered active income and with rental property you get a much smaller pay day, but you also pay little to no tax on the gains since it's passive and therefore have a number of tax advantages you can take. 

I think you'll be best off, however, if you make an honest effort to not just treat the situation like a payday and find something that works for both parties.
