Signed contract is due back to HUD w/in 2 business days of contract acceptance.  

The payments take 5 business days to deposit into my account. 

I am a wholesaler in Miami area,   if you are planing to do the same you need to have the right to sale it, I will use a legal approved contract,  you can ask a Realtor to help you with the offer, ask for 0 days for inspection, better with business days,  on that period you will have the time to sale it

You could expect terms to look something like 90% LTV purchase and 100% of repair at maybe 12%ish interest-only for 12 months and maybe 3 points or so and can close in 15 business days.  

... and on October 3rd I initiated a withdrawal of funds (interest payments), which it said I should see within 2-4 business days.

Let me give you a few danger signs to watch out for when shopping for an attorney:If they don't have a paralegal and or Assistant and handle everything themselves (incl. pick up the phone), stay away.If they don't get back to you the same business day, be careful.

Lastly a wire or electronic transfer would take 2 business days tops.

@Christian Nachtrieb I don't do the collecting, However all of my properties that require an HOA payment collect from me either via an Automatic withdrawal (ACH) on the 1st business day of the month, or I personally do a monthly electronic transfer into the HOA bank account.
