Usually price of the rental is the main factor, at least for me.That being said, when you say theatre room, what exactly do you mean and more specifically, what is your budget?

Specifically, we were recently told “if a lender could consider the financial assets of the borrowers to offset the high debt ratios, that would make sense, however that’s not part of the ATR requirements”.

Once abandoned and falling down buildings in Binghampton now have cupcake stores, dance studios, restaurants, art stores and breweries.Less than 10 years ago it looked like Overton Square needed to be completely demolished and now you have a new parking garage, chocolate stores, movie theatre and a dozen new restaurants including some of the best restaurants in Memphis.

That's with 4,000 rooms (which it could be more but I want to add a computer room with free WiFi ,a couple more kitchens and bathrooms , a social/theatre room)

To put it gently, the blog is fairly uniformed.Certain changes to a modification trigger the ATR rule.  

For an idea, pay attention to where the newest starbucks, shopping center or movie theatre is being located.

We saw one we wanted that was snatched up for around 50 grand near that shopping center and movie theatre within 2 hours.
