As far as a team, my wife’s aunt is a realtor, she referred a hard money lender to me, I still don’t have a great crew for the rehabs.  

Unless you give the break that one time, then it happens again and again and the Leonard misses a boat payment and has to play catch-up at the credit union The credit union is going to get paid before you do because you ain't no kinda man if your bass boat get repossessed and you have lost money and Aunty Judy just laughs at you because your people "never were any good with their money"

My aunt is a retired dentist.

The property has a great 20 year track record using air b&b and other sites and my aunt is selling it to me.

So my wife’s Auntie is trying to sell her duplex Lincoln Square, Chicago.

This will be my 1st deal if it works out.My Auntie wanted to sell her investment condo (2 be/2 ba) in Lake Forest, CA.

Lastly, my aunt is a loan officer, I don't know if this is too relevant since I doubt she can give me preferential treatment, but I'm not sure how lenient lenders can be. 

My girlfriend says all of the mls is on the internet because "her aunt is an agent and says so ".

The aunt is willing to sign the property over to us ( she doesn't want to pay the taxes of $600 a year).
