How to ask Auntie for seller financing

This will be my 1st deal if it works out.

My Auntie wanted to sell her investment condo (2 be/2 ba) in Lake Forest, CA. Current comp price is $430k, I know I can rent it for approx $2200 (HOA $240/month). Remodeling cost will probably be $3k.

Since I don't have too much for down payment how shall I approach her with my deal that will make sense for both of us.

My questions:

1) in CA, would she have to pay capital gains taxes in a normal transaction? Would she have to pay capital gain taxes is she seller fincinal to me?

2) What are some good seller financing methods I can present to her? I planned to keep this as a rental for a long time hoping for little passive income now and more later.
