But I know I'd have been happy if my home came with Nest thermostats, Dropcam(s) in the nursery, wireless mesh pre-tested for that specific floorplan, one of those doorbell cameras, etc.

@John Underwood we see the windows open from the outside, and the smart thermostat shows temp its set to maintain. 

They might agree now on an thermostat temp, but what about when there's a vacancy and you now have to "sell" this situation to a potential new tenant?

I would like to notify my tenants that maintenance (exterior painting, new thermostat, carpeting, floor tile cleaning, etc) will be performed at landlord's expense. 

I told the tenant afterwards what the plumber told me, and that the thermostat needs to stay above 65 degrees if they ever leave the house again.  

Nest type thermostats, keyless deadbolts, connected smoke alarms, wireless cameras, bluetooth items, USB ports, etc.
