Honestly with no experience, you are not likely to find hard money without paying through the teeth.

And to clarify a point...It makes no difference whatsoever who “files” foreclosure/NOD first, only who gets to the sale/ auction first If the first mtg foreclosed first (got to the auction first) the second no longer has any lien on the property (assuming they were named/served)If the second forecloses first, the first mtg remains and their foreclosure proceeds unaffected.

My inherited tenant, in my first ever rental property, refuses to pay rent and has lied through her teeth the whole time.

.- 8/18 - my roommate and I apply for the apartment on Zillow using their system which does a background check and credit check - we both have no issue whatsoever (both have very good credit and great incomes).- 8/19 - The landlord sends me the lease. 

Come to find out, I didn't need brick and mortar learning, I need kick in the teeth experience to shape and mold my real estate education, oh and networking.My ultimate goal with investing is simple.
