The answers to those questions may affect whether it's more favorable to keep it (so you can RAISE rents regularly, and reap the benefit of future capital gains), or owner-finance it to another Buyer (thus, why not demand a sufficiently high down payment so that you can invest in ANOTHER?

The agent also received a $5,000 fine from the MLS.In the fiduciary sales area we used an "As-is" addendum to every contract that would put you to sleep... we also only used bargain & sale deeds, that's two ways a sellers can protect themselves.

@Scott Trench  Well anyone who says you can get by on little sleep because the need for sleep is a sociatal delusion, and uses his book as a platform to sell daily planners and calming aura and soothing chakra tea,  isn't someone I'd look to for serious life advice.

The ones I stumble on are generally in neighborhoods I wouldn't walk through alone during the day, and the remaining can not cash flow sufficiently.

If they are interested in terminating the rental contract for $$, there's no issue I can see.A lawyer is your best source of info so call one and pay the $50 for the 5 minutes to be certain if you're going to lose sleep over it.But beyond that, if you are depending on the 3 units rental income to make your payments while you rehab one at a time, then it makes more sense to remove one at a time.
