That not be a number that will work for you so once again, you will be wasting your time pursuing this.If by some amazing stroke of luck it has been through probate and the property can be sold, you need the family to get together and pick one person to be in charge, and all the others give POA to the family leader. 

You never allow a tenant to take on those responsibilities and you do not have to.Secondly you learn that to be successful you must stroke people.

I like private money better so I can set my own terms, but you've got to A) know people that can stroke $100k checks and B) Be the kind of person that people that accumulate that kinda cash will trust with that kinda cash.

You can't paint an entire city with one brush stroke just as you can't in CA.

I am still recovering from a brain aneurism and a stroke but I have a pretty good mind and I am looking for something to do for other people.  

Obviously there are great deals in every market, but this is just a broad strokes opinion of the market.
