I think the person used this to say that someone in California is better off investing in Texas than in New York (based off this one consideration).Can someone refresh me on what this tax consideration was?

ORThe SF property has one unit that can secure a $6k/mo sublease (avoiding rent-control tenant permanency issues to avoid impacts on future sale) within a week.The Honolulu property has two units (one 2bedroom, one 3 bedroom) that could be placed into the short-term rental market as soon as a bit of cleaning, refreshing, and furnishing is completed.

So far I truly feel refreshed and accomplished for the day and most of the world is still asleep.

I have cash flow day one and can buy the store cheaper and refresh the inside if needed.Franchise companies love new operators with good net worth as they make money on the franchisee fee, the build out package, royalty fees off of gross.

Built in 1986.I bought it for a discounted price knowing that I had to replace the majority of the windows and refresh the basement unit (flooring, paint, fixtures).

Plus I don’t need to keep refreshing lists every six months like some companies have mentioned they do.I make my list, keep it in a spreadsheet and then mail merge.

The units were recently updated and refreshed with new interior and exterior paint and new flooring. 

If the buyer and seller are both on the same page and want to move forward, I always find it cleaner to just refresh the offer and resubmit
