Why are you communicating with the tenants if you have a property manager?

@Jacob Glover seasoning period on a cash out refinance for a new construction property starts ticking from the time you took ownership of land with conventional financing, but requires 12 months seasoning. 

These venues are great for connecting with other investors, property managers, and industry professionals.

I purchased a property in the 77003 zip code which is 1.5 miles from downtown.  

This means you'll get a good cash flow, but appreciation of the property will be low.In the phoenix area there is more ownership and less renting, but due to prices increasing faster than inflation we are seeing a rise in renters.

Please stop asking us for "the best" zip codes to invest in.Detroit has around 183 Residential Neighborhoods - wouldn't it be nice if "some property mangagement company" Classified them all as A, B, C, or D on an interactive map that real estate investors could use to make better decisions?

Understanding the markets to avoid, what laws to watch out for and selecting the proper strategy that goes with property plays a huge part in this. 

I've come across some interesting niche strategies like buying small plots of land and slowly building, investing with a team/syndicatikn (if you find a good one), or even funding smaller infrastructure projects for commercial properties (e.g., electrical, plumbing, etc.). 

We only have one small property, so I manually adjust the price based on what I see for the month.
