Since last year I've participated in 5+ auctions- a mix between live and online and been successful at two of them (two liens, one deed). 

I know that I would have to pay UBIT if I BORROWED to purchase a property in my SD 401k using a participating loan.

We still have a lot of work to get this across the finish line, but really proud to have gotten to this point.

I would further recommend that you both partner in an entity like a LLC with your LLC as the 50% member and the other party can participate as an individual if he/he wishes.
