I budgeted about 45k in cash to renovate the master bathroom, kitchen, guest bathroom, and painting the interior.

Hey Zak, totally can relate with you being from an expensive real estate market - I moved to Columbus a few years ago (from Portland, Oregon which was super expensive) to become a full time real estate investor, and ever since, I've completed quite a lot of BRRRRs, flips, and own a successful rental portfolio here in Columbus Ohio.

This is our first time renting out our home on Furnished Finder/AirBnB so we would appreciate getting off to a solid start with the proper lease and ownership structure such as a new LLC for the property.  

We have one 2200 sqft story house and I wonder if putting the same LVP throughout the whole house will make it "monotonous" (or otherwise unappealing).Also can you advise on using LVP (waterproof, not water resilient) in kitchen and bathrooms?

The RE agent said the floors have large gaps, the flooring is bowing in the kitchen, and other problems that buyers notice.I've talked to realtors about the value of the 2 KS properties and they all say it's going to be hard to get anywhere close to what you paid for those.

Kitchen island has minimal dining space as it lacks any overhang and most of it is taken up by the cook top3.
