I see a ton of advertising on “One day shower installations” but noticed that most renos are still done with inserts or large format tile, not with the systems used for these “one day” installs.The big box stores are lacking in a good selection of shower/bath panels.

No all contracts aren't transferable you must insert (and or assigns) in your contract for it to be assignable to another party.

So if you get 20-30 calls from those postcards (just an example, insert bandit signs or PPC) and you have a very typical 1% close rate you still will most likely get a deal on that first 1000 because you are only likely to get .2-.3 deals from that mailing.  

Inserting your business card is a good idea since you are a Broker.  

I always felt awkward discussing RE with people without sounding pushy, but I'm finding ways to market myself organically by treating everyone as a friend and casually inserting REALTOR in the conversation.

Was the opening properly prepared (taped/flashed, made hydrophobic) before the door frame was inserted?

I'm eager to insert numbers into my financial model, but want to consider all aspects and worst case-scenarios. 

Now lets say you can secure 5 $100,000 homes with 20% down and they will each net cash flow $350 a month (insert any number you think is reasonable).$1,750 vs $450 a month. congrats, you just made an extra $1,300 a month and have 5 properties with equity being paid by someone else. 

They charge $125 to advertise and insert the tenant (they showed the place 12 times, negotiated the lease and the only fee was that $125, no hourly labor).  

In particular - their drawer options (sizes, stacking, and inserts) are great.
