One other suggestion is to fill out your profile here on BP, you will find that people here genuinely want to help one another...so help yourself by letting them get to know you! 

I wouldn't call it a transformation or gentrification, but it's decent working people looking for honest housing stock. 

A value-add property at a good price with a few vacant units so you can start the transformation right away.

i think showing genuine interest in real estate around other who have been around the block will be enough to at least create an opening.

Hello everybody,We need advice from someone with expertise on: Building ADU's, transforming detached garages in studios, house renovations and constructions costs in California.

I try to interpret my tenants as being genuine and honest, but also capable of mistakes and still bound to the terms of the lease. 

I recently had someone not responding to us, and we genuinely wanted to work with them (and find out what was going on).

The way I do business is I genuinely try to help people, ethics carry a lot of weight in my solutions, so not taking advantage of anybody, all involved parties will know what's what at all times.
