@Colby Burns  Agreed regarding the PM side with them (A member of my spouses family had a horrible experience with them)  Regarding the construction side, I cannot speak to.

I'm trying to raise funds from my family and I am being asked to produce pro-forma scenarios at 2, 5, and 10 years which should include IRR and ROI.

I am still early on in the plan and still expect to purchase about 30 more single family homes over the next several years.  

Family committments can be pink (or whatever color), money making tasks (green), follow up for leads/lead generation (yellow).If it's on my calendar, it exists.

To my BP family,When I am running my pro forma on a potential investment property, I always get stuck on whether or not my expense numbers are correct.
