I would like at private money instead, or buy a property and then rather than borrow against no collateral at a high interest rate borrow against your own property with an Open Line of Credit plus 0% APR credit cards to fund a deal with maybe the help of a HML.

Not many  cash out  programs  for  land  out there ... try  smaller local  banks /  credit unions that  are  familiar  with the  area...if you have  another property - you might ask  for a  " cross  collateralization "   type   cash out refinance

For example, some people would claim that if the borrower owned another property free and clear, and either borrowed against it for the down payment on the purchase of a new property, or put the owned property up for additional collateral, that this is nothing down since no money came “out of the borrowers pocket”.My definition is much stricter.
