I recall looking at boats with a buddy and the ones that made a journey across the ocean or during a storm were the ones considered sea worthy, not so much the newer boats as they had not yet been tested.

As the owner, I am living in one of the smaller rooms downstairs w/ the kitchenette and a buddy.

Dude above @Matt Higgins is correct, Current can be not reliable but checking it at a minimum can determine if they gave you a legit number and not their buddy.

It'll be difficult to see all my buddies new trucks and sports cars on the road next to my 120k mile dodge dart, but will absolutely be worth it :)  Best of luck this year with all your endeavors, and Go Rockets! 

Yes I own the unit as well and apparently he is looking out for this tenant since they are buddies.

Also from your post, if you are going to pass it to your buddy, ensure there is a clause that allows you to 'assign the deal to another before closing'.

Back in my younger days I rented a house with a few buddies that was in a repo they never told about it to us, after a year they dropped a bomb said the house is sold time to move .

Get enough people that'll pay you to mow the lawns and pay your buddy several dollars less an hour than you charge as you grow to start being passive.
