Could be 1M different possibilities here, talk to them and find out what their version is before making any decisions.   

Just be sure they sign and return the deleted clause version.

Once there that passion does not just die and turn to "hey let's sit on a beach and wait to die", my version of hell is no longer being able to do the work, I actually enjoy it, I LOVE my "job".  

This will change absolutely nothing in the 5 remaining blue states that continue to have their own version of moratorium. 

Skip the FHA-203k and just use the conventional renovation loan version... 

Right now, we have the normal yearly membership and/or a 3-month trial version.

Numbers are great and very important when analyzing but one investor must not forget that those numbers are its version of rainbows and unicorns. 

Do note that there are several versions, be sure to get the one for apartments/condos. 

I like the original version, but there is an updated version.

If you want to learn a couple new things, sure, certifications help, but my guess is that for most of us long-time investors and investor-friendly agents, this will be like a DOS version of what we do every day.
