Stay away from properties in West Chicago. 

As you go West of Troost the price jumps up so in between HWY 71 and Troost it is a affordable area but still close to all the amenities

At least on the west coast if your within 30 to 45 minutes drive ( commutable) to the major job markets. your lot prices are going to be a minimum of 150k to 250k and up. 

I had started by focusing on areas in the West End (Short Pump, Tuckahoe Village, Wyndham, Innsbrook & Glen Allen etc) looking for properties in good school districts where I could focus on attracting young families, looking for good school districts that did not have the down payment to buy in to the neighborhoods.
