to quote the movie "the rules are more like guide lines anyway".Their value is at the boundaries; being too low or too high and you should pause to ponder "what did I leave out, misunderstand, or is this truly a bad deal" and that's the root of your question.

same as others.. real estate is a long game and it always changes let me describe what i did in my 42 years in the game for perspective1. began selling land  land was hot in the late 70s  see movie ( glenn Gary Glenn ross)  we made big money at the land game when buyers were looking for retirement property and we had tons of inventory to sell and well set up marketing campaigns2. 18 to 20% interest rates early 80s  morphed to owner finance homes.. killed it.3.

Sometimes you can use the needle-nose pliers to grab the top end of the hairball, if it is visible, and pull it up.You will probably come up with a wad of hair with soap/shampoo residue on it; it looks like you're gutting an alien from a sci-fi movie.  :D

One of my co-workers was telling me that there's a lot of new construction going up by the Bayonne Bridge (movie theaters, restaurants, etc), and that area is really close to public transportation as well.Also, do you know if Bayonne has a ferry into Manhattan?
