Hard money can be very expensive and can significantly change the financial outlook of a deal. 

As I've said before, I am the lone wolf (aside from my wife) who has a negative outlook towards mortgages.  

The same could be said for me and my team, except our goal outlook is more on the commercial retail side.  

Since I am new to this business any suggestions and tips would be greatly appreciated.I am 56 years old and have made some bad choices over the years that have caused my financial outlook to be very bleak.

In New Haven County, my outlook is that you will get the best bang for your buck by seeking rentals in the city (New Haven) and flips in the surrounding suburbs such as North Haven, Branford, Hamden, East Haven, etc.

@Kathy McKenzie The one thing I got out of the engineer so far is that if we can determine that the piers from 1999 and 2006 haven't moved since they've been installed, that would give us some indication that they are holding, and would make the whole outlook a bit better.

Lauderdale.I was just curious if anyone had insight as to what is better, such as more East, more West, etc. but I like your outlook on it and just focus on finding a good deal, thanks.
