single family homes in the city are a relative bargain right now, depending on school district...My comments were specifically related to the northern liberties/fishtown/kensington markets.

I cannot comment on the tax ramifications but you can prep the deed yourself or pay a service to handle it for you.

You may spend thousands of non-refundable dollars to present them with deals, but there is no guarantee of approval.

Along with the IRR comment above, I would ask you to compare current cash flow to opportunity costs here in CA?
