Without experience in this industry and the right carriers, policies do become basically useless unfortunately.  

Insurance carriers have been killed on the coast and can't realistically charge enough to cover their exposure.

Most are right here, some carriers could exclude liability coverage if a dog bite occurres leaving you with a huge exposure.Dogs bites make up 1/3 or all home liability claims and pits unfortantely are on top of the bIte list.Speak with your agent and your attorney to see what options you have

David,If this is a second home, check with your Homeowners carrier. 

We would stick with known products like Trane or Carrier, we installed a 3 1/2 ton a/c & gas furnace, plus duct work for $10k.

The insurance carrier does not care if you own the property in an LLC, Trust, IRA or your personal name.

Try giving incentive to those who drive neighborhoods for a living (mail/package carriers, etc.) or to people living in the area, social media etc. - ex: $500 for any vacant home lead we actually close on
