Okay, fair warning, I have some tough love for you here but I think it will help!

I will warn you that that is a small list and there are literally (and I mean literally) hundreds if not thousands of solutions out there.The other thing I would recommend is you document your process and test the solutions against what is most critical in your existing business process.

You most likely won’t see it but sometimes miracles do happen and at least you have warned the next guy.  

I always tell the tenant that renting a house is different than renting an apartment because you're responsible for common area maintenance.Now, if I notice that my yard is not being maintained, then I warn the tenant 3X.

Just a kind word of warning, I have not personally experienced it, but I've heard from clients and others that it usually doesn't save you any by already having the garage!

  ( with a warning first of course)  and maybe in Portland proper one becomes paranoid but in Medford GP area NOPE just haul the crap to the dump is what i would do..

We have warned most everyone that outside of the house needs painting, and we will do that soon.
