It’s unfortunate so much time was lost determining a use permit was not appropriate and a variance was required but everything that’s transpired since your May 2024 zoning hearing adds up and shouldn’t be viewed as a concern.

What I do is use my property management software (MagicDoor) to just write one listing and they automatically post it across all the main platforms. 

The house has 1,235 views on Zillow and 82 saves, so it's getting eyeballs but not many showings.
