I hired an accounting firm specialized in FIRPTA to handle the forms and remittance and put them in touch with title, but after closing, title company sent them a check made out to the firm instead of IRS.Title company claims accounting firm should cash check and pay IRS themselves.

I wouldn't do just a condo. you could build your own triplex and convert to condos as a "development partner" or on your own if you aren't experienced and full return of capital. my suggestion would be to invest near the urban core over suburban deals and avoid older housing stock like columbus has more than 100 year old houses. anything pre 1950 I wouldn't touch

When they do cancel, they've been kind enough to do it early enough that a new booking makes it way.You can always stay in touch and reiterate how if they need to cancel to please do so early on so you can re-book the time.

If you are not touching mechanicals then there won't be an inspection until you go to sell or refi to put a renter in there.
