New investor looking to connect + invest in Philly area!

Hi all! I'm Val, a current student at The Wharton School in Pennsylvania. I'm deeply interested in the field of RE and have mostly been reading up on my own, looking through BP resources and learning about the REI space in general. I'm planning to getting my feet wet with an actual investment, specifically in the LTR space in Philly -- where I'm currently based.

From BP, it seems like Fishtown, Brewery Town, Olde Kensington and areas near Center City hold much potential, so I'm planning to look more into those neighbourhoods for now.

I'd love to connect with anyone based in Philly or has experience investing in the market! As I'm relatively new to the space, any advice about Philly REI, or embarking on my first LTR would be extremely helpful. If anyone is willing to share with a young student about their experiences, the ups and downs faced, mistakes to avoid etc.. I'd 100% love to chat! I'm also willing to contribute my time and skills if anyone is looking for an extra pair of hands -- just looking to learn from shadowing and practical experience.
