I have experience with remodeling and used to be an Apprentice Plumber/HVAC tech, so that's why I'm thinking the first property that I get should be a Fix/flip to then turn around and fund a larger deal with the money made from that.

At least they are not hiring or able to fill in the openings  in high tech field. 

I self manage and its a great way to show tenants you are serious and they should be using tech like they do with the utilities, etc. 

Unless you are in a high tech area or have a really modern property, I don't think tenants will like this.

Make sure the property is near areas that have Universities, Hospitals, or Big tech companies so that you will always have tenants.

Each time, we send our super to check the controls and if we need to, we call the air conditioning tech to come as soon as he can.

It's unlikely they will consider the overall cost when comparing to another property without, and, you're likely stuck being the tech support guy when it doesn't work.
