Is it worth going through the advertising/tenant swap out just to avoid our otherwise ideal tenants having a dog?

The way around that is to distribute the property to the owners in advance of the property sale, but there are traps and pitfalls you need to look out for.Here's a link to an article I found on the subject through a quick Google search.https://www.accruit.com/blog/1031-drop-and-swap-ou...The bottom line is hire a knowledgeable attorney and CPA to figure out what you can and can't do and then figure out what needs to be done and then take their advice.

I especially like that their system requires a yearly renewal so pet records and pictures are kept up-to-date, Tenant can't swap their Chihuahua for a Rottweiler, and Tenant can't (legally) add animals without the owner knowing.

Agree to swap credit score and background info with each other.An actual partner is going to want to know you as much as you want to know them.

Rent out one side and live in and fix up the other, then swap.

Swapping out a fridge costs me all of $150 for a used one.   

If so I'd love to grab a coffee and swap ideas. 

LVP, proper insulation for your area (dont overdo it) keep all cabs but swap doors if needed, upgrade appliances and sinks and fixtures, make sure proper windows are in place and insulating.
