Again, it's not based in "fact" at all but I'm always a little suspicious of the benefit of "group think".

This is a large added cost to the rental amount and folks are suspicious that they will never get the money back. 

Anyhow I got mine from bigger pockets recommendation to start and then asking a lot of questions and being suspicious of anyone acting like they would treat me special because that’s not gonna happen.

I have no idea where the $100/sf number comes from in this area and I would personally be highly suspicious of that price. 

Definitely suspicious but almost worth taking a chance on at the current price.
