Basically the cashflow in and out of the business is getting more and more complex, I want to be sure that I can take care of the four full time employees that I have, I simply feel like I need a professional finance person to look at what I'm doing so we can come to conclusions about if that's appropriate, and how we can improve it.So has anyone hired a "fractional CFO", i.e. part time/on demand CFO.

Since it's an entirely new market to me, with no connections to locals, I could only base my conclusions off of my research.Like you said, from what I see, it isn't hard finding properties there and some streets are just a whole row of distressed homes that look like they're are on the verge of being demolished.Thanks

I know without hard evidence I can't make conclusions or accusations to tenant B, and at the end of the day can't control what individuals do, but is there anything I could do to maybe address or deter the issue?

I have come to the same conclusion about Carvana, but just because you and I are savvy consumers that don't mind negotiating with buyers/sellers/stealerships, that's not most people (hence Carmax's popularity!).

The property I am interest in is the1915 Fry loop, Its arv is around 300k, I did the deed search and going through the mortgages and assignments Ive come to the conclusion that it has 2 lien holders.
