Personal interaction is the best to build rapport but if they see some of your marketing before it will help soften them up.

With that said, the BRRRR Method is getting harder and harder to make work on the back end especially with mortgage rates spiking and prices softening. 

This model was very popular in the raging bull market we have seen in most of the US from 2010 onwards because the properties were likely appreciating steadily each year, so if a property went into the foreclosure pipeline, there was a willing buyer at the value of the loan or more because the property had increased in value.Now, with market softening being seen in many markets in the US, this straight LTV model is losing ground to a more loan to cost (LTC) model.

This will soften the blow to a degree, but single family housing will remain an outlier and completely disassociate from the normalcy of growth it has from the 1960s to 2020.

Questions:Do you inform your tenants of property tax increases, in order to prepare them for associated rent increases coming up at renewal and/or to soften the "surprise" of such rent increases?

Sometimes more expensive homes are harder to sell on the back end, especially when a market is softening.

It softens the annoyance when you get an extra $50 or $100 bucks in late fees.Another option we've successfully implemented is to simply ask the tenant why they pay a week late every month.

The rise in rates would result in less mortgages being handed out and that softening in demand would lower prices.
